AVERAGEIFS in Excel 2003

I need to get the average cost if it's a 1BR in Q2
Help please...

=AVERAGE(IF(A1:A10="1BR",IF(B1:B10="Q2,C1:C10)))

formual needs to be confirmed with CTRL+SHIFT+ENTER so that curly braces like { and } appear around the formula in the formula bar
