Calculated Hyperlink - Subject not working

I have created a calculated hyperlink in my restaurant schedule, that by simply clicking the name on the calendar, will send that restaurant a notice that they're on next week's list. I had it working last week, but like an idiot protected the sheet and can't get what I thought I used as a password to work, so I'm having to re-build the calc on a new sheet.

Here's my calculation (note that D6 is the date line for this calendar entry):

&"&subject="&"Lunch Delivery – Kira and Co."
&"&body="&CONCATENATE("Giving you a head's up that we will be making a lunch delivery order on ",TEXT(D6,"ddd, mmm d"),". Thank you!"),"email Advance Notice")

And what I'm getting is perfect - except that the subject line is blank.

I know it's prolly just a simple goof in there - and extra or missing "&", but for the life of me I can't find it.

OK, I found the error:

=HYPERLINK("mailto:" & VLOOKUP(D7,Table4[[Restaurant]:[Charge Notes]],6,FALSE)
&"?"&"&subject="&"Lunch Delivery – Kira and Co."

SHOULD BE

=HYPERLINK("mailto:" & VLOOKUP(D7,Table4[[Restaurant]:[Charge Notes]],6,FALSE)
&"?subject="&"Lunch Delivery – Kira and Co."

I had an extra couple of ampersands in there.
