Conditional Format - Sum dynamic range

Hi Experts,

Can anyone tell me why below conditional format wont work and how to re-write?

I'm trying to highlight a cell in a pivot, if the sum of all cells to the right is zero.
I've tried to fix the last column, but then the last cell also gets the format, hence the sum of the blanks (outside the pivot) to the right, is zero.

Excel Formula:
=AND(SUM(N5:$CC5)=0,COUNT(N5:$CC5)>0)
