Consolidation from templates

The property manager has a lot of properties and he will use a copy of the template for each individual property to record data such as income, expenses, tenants etc.

Now heres the problem:

I would like to consolidate each of the individual templates data onto one consolidation work book (a separate file not a work sheet), so that for example all the incomes are summed. So he can get an overview of his whole property portfolio and see the aggregate income for a specific month.

Is there anyway to do this so that he can open a new excel file choose the template I have made and then it will consolidate the new data entered with all the previous data typed into earlier templates, or would I have to create lots of files and set them up so they will all consolidate onto the one sheet.

I hope thats clear but ill try to explain better:

He can open up excel choose the custom excel template and when he is finished go on save as, and then start a new template for a different property and so on. Whilst starting all these new templates the data is basically exporting itself with the consolidation sheet.
So basically he doesnt have to have, say 30 templates already saved on his computer (takes up a lot of memory) but he can just create new ones when he needs them that will automatically be accounted for in the consolidation sheet!!

I hope that makes sense as Ive tried to explain the best I can!

Have decided to go with the lots of files option and paste link into the consolidated sheet. However one more problem is that once the links are in place if the user changes the file name from say template1 to property 1 then the links will not work!
Anybody got any idea if you could have the files visible name different to its actual name?
Or just any way to get around this!
