Creating Own Formulas Within Pivot Table

Good morning,
Trying to create a formula within a sorted pivot table to give me the following:

First, count the names (text entries) appearing in cell range C7:C90 under the header housed in C6, and in the cell range I7:I90 under the header I6, then subtract from this number the number of entries with cells filled with "vacant" or "N/A" in the same ranges. Lastly, subtract the resulting value from H40.

I tried many formulas such as COUNTA, ISTEXT and SUMIF, but the results I get do not make sense. Because, Excel treats all the cells as if they have values/entries in them somehow. Is it because it is a sorted pivot table?
Could someone help me with what I am trying to achieve?
