I am trying to get the formula for calculating yearly rental imcome. The range is 10 years and the interest is 34%. The first year payment is 42,000 and the 10th year payment is 56,000. I can't figure out how to do the other years. The principal is 325,000 and the sale value is 425,000.

I tried the PMT function based on your post above, but I don't think my result is what you're looking for:

=PMT(0.34,10,-325000,425000,0)

The above formula gives me $108,575.38 as a yearly payment. The "0" for the 4th argument indicates payment is at the beginning of the period as rent payments are usually due the first of the month, at least in my experience.

How do you simply not know the other payments? Are they going to increase a set amount each year? Also, is the $42K and $56K after tax? I can help you with the IRR and NPV if you provide payments for years 2-9.

what u need to do is use the fill option then select series, first make sure that you ahve 42000 on year 1 and 56000 on year 10 highlight all 10 cells then select the fill option and series, ensure rows is selected, linear and trend is check. should give you the answer to the rest of the years.
