Formula Problem

Hi Guys,
I am trying to use a formula to calculate a cost of an area then subtract another value. The formula is in cell AI23. Currently isome cells show #value and the others do not subtract AH23.

=IF(AG23<>"",(AF23*(VLOOKUP(AG23,cost_value,7,FALSE))),"")-AH23

Any help would be much appreciated

Try this...

=IF(AG23="","",AF23*VLOOKUP(AG23,cost_value,7,0)-AH23)
