I'm trying to say average each amount in column AV that has a corresponding date after 3/1/2011 in row F.

The formula I'm using is:
=AVERAGEIF('Unit Renovation Roll Up'!$F$299:$F$368,">3/1/2011",'Unit Renovation Roll Up'!$AV$5:$AV$368)

What am I doing wrong?

Excel Facts

How can you turn a range sideways?
Copy the range. Select a blank cell. Right-click, Paste Special, then choose Transpose.
You need to coerce it to a date:
=AVERAGEIF('Unit Renovation Roll Up'!$F$299:$F$368,">"&"3/1/2011"+0,'Unit Renovation Roll Up'!$AV$5:$AV$368)

Great! Thanks very much. As a follow up, is there a reason that it wouldn't work if instead of a hardcoded date in the formula it was a date formula in another cell that it was referencing? Thanks again!
