IF, Isblank, Vlookup, formula returns a zero instead of quoted text

Any idea why this formula returns a zero instead of "none". Is there a formula i can incorporate that if the criteria isn't met, then do nothing like for example just leave the cell blank?

Excel Formula:
=IF(ISBLANK(A8)&Sheet7!L12>0,VLOOKUP(F3,Sheet7!J11:L13,3,FALSE),"none")

Excel Formula:
=IF(AND(ISBLANK(A8),Sheet7!L12>0),VLOOKUP(F3,Sheet7!J11:L13,3,FALSE),"none")
Or
Excel Formula:
=IF(AND(ISBLANK(A8),Sheet7!L12>0),VLOOKUP(F3,Sheet7!J11:L13,3,FALSE),"")
