Open a file while a Userform in showing

Is it possible to open another file when there is a Userform on the screen?

I'm aware you can open a UF as vbModeless but I have the following code to unload and clear a file down when a UF is closed
VBA Code:
With frmProperty

   .Show vbModeless
End With

Unload frmProperty

Range("Holding_Room") = ""
Range("Holding_System") = ""
Range("Holding_SystemCI") = ""

As soon as the form shows, it disappears as the remainder of the modules code executes.

What is the desired sequence of things that should happen? It would seem that it does what you want i.e. 'close the form then do stuff. If you want stuff to happen after the user closes the form, then don't close it in code right after you open it? Use the terminate event instead?
