Scrolling down worksheet is slow

Scrolling down my worksheet I experience different speeds. At the top of the worksheet the scroll speed is normal using the mouse wheel or dragging the scroll bar on the right hand margin.
But down a certain number of rows, the speed slows to a crawl using the same two methods until it reaches the end of this, whatever area, and then speeds up again to normal speed.
I am unable to determine either settings or formulas that would create this degredation in performance....

Excel Facts

What is the last column in Excel?
Excel columns run from A to Z, AA to AZ, AAA to XFD. The last column is XFD.
Sounds like excel is having a problem rendering something in that zone of rows (do you have any graphics or charts near that area?).

Do you suffer the same issue in any other files? Or is the issue just tied to one sheet on this particular workbook?

It may be worth a quick test to see if the scrolling is slow after doing an Edit/Clear Formats (or all) blanketed over the rows that appear to be the problem.

No graphics are in this file.
There is conditional formatting.
No, this does not affect any other files, just this one.

I will test based on your suggestion. If any other ideas popup feel free to throw them my way.
