Simple question about IF Statement

This should be simple but for some reason I can't figure out how to do it.

I have the following formula:
=IF(J2="y","payments will begin on ","")

What I need to do is include a cell reference within the string. Form example if I enter "August 1, 2002" in cell K2, how can I get excel to reference cell K2 so that the result of the if statement is "Payments will begin on August 1, 2002".

Help, I have a bunch of letters to do and I refuse to do them one at a time.

You may need to use something like

=IF(J2="y","payments will begin on "&TEXT(K2,"mm-dd-yy"),"")
