I have an instance where our lending institution gets 100% of the proceeds of a lease (in excess of their loan payment) until they reach a 30% IRR, after that they receive 50% of the proceeds. I want to be able to forecast this, but can't figure it out.

Column A Column B Column C
Loan Payment Excess after loan is paid off IRR

When C is less than 30 it takes all of B, when C is over 30 it takes half. The problem is C is made up of A&B. So in summary I'm stuck

Any help would be greatly appreciated.

That didn't format as I had hoped but:

Column A
Loan Payment

Column B
Excess after loan is paid off

Column C
IRR

Another solution to my problem would be if I could solve for IRR, without using solver.

For example if I can figure out a formula to tell me when the IRR is 30%, I could build around there and make it work

Any advice? Thanks.
