Text String with Today() function

Hello all,

I want the following formula to return this:

As of: 05/08/2002

Here's what I have: ="As of "&today()

I get the date in text format (ie. 37384). How can I get what I want here?

Is it not:

="As of: "&TEXT(TODAY(),"mm/dd/yyyy")


Is it possible to add text after the date too, say you wanted it to read: "as of (today's date) and subject to change and availability
