Calculating Future Revenues w/ NRI Reversal

Guys - I am looking at buying an investment, and it is setup so that I would receive 5% NRI until 100% of my principal has been returned; then after that it drops to 2.3% NRI.

I am trying to calculate what my revenue check would be each month, this is pretty easy, except for the month where you hit your 100% principal return mark, because some revenue will be calculated at the 5% NRI and some at 2.7%. This is what I need help calculating.

I have created an example below, using inflated #'s to make it happen in a short amount of time.

Monthly WI Pool $ 75,000.00-
NRI Before5% $ 3,750.00
NRI Af2.70% $ 2,025.00
Initial Investment- $ 10,000.00
