Help with Conditional Formatting please!

Ok, maybe I'm trying to do too many. LOL

I currently have conditional formatting on for if Column A says OPEN, the row turns red, if Column I says TERM it turns grey. I need to add (and I've tried, but it isn't working) if Column I says PENDING it turns green. Is that possible or is that just too much formatting for one column?

To shade all formula cells: Home, Find & Select, Formulas to select all formulas. Then apply a light fill color.

Tried...doesn't work. :( When I change them to TERM it still grey's out, but when I put them to PENDING there's no color

When I pull up the rules (to manage) it shows the grey and red for all cells in multiple lines, but when I add in the green it only shows it one time:

You appear to be setting the rules for individual rows, rather than the complete area like I showed.

Any chance you can hold my hand and kiddie walk me through please???

Delete all your rules then select the range you want the rules to work on, say A2:I40 then in conditional formatting apply the rules where the formula looks at the first row in the applies to range.
