Basic Formula Question

Cell AD485 contains the VALUE 3.50
Cell P485 contain the FORMULA ="5 Year Tracker (+"&AD485&"%)"

The result of the formula is '5 Year Tracker (+3.5%)'

How do I get the formula to include the 0 in 3.50 and not reduce it to 3.5
