cell reference returns cell address instead of value

Hi,
I'm having an issue in one workbook only, that when I reference another cell, even on the same sheet, it shows the cell address instead of the value.
For example, if I wanted to add "Mr." to a a name in a2 I typed ="Mr. "&a2 and it returns ="Mr. "&a2 instead of the "Mr. text in a2"
 

Excel Facts

Remove leading & trailing spaces
Save as CSV to remove all leading and trailing spaces. It is faster than using TRIM().
