Concatenation operator

Hello Anybody,
My formula below works great unless F14 and H14 both contain a zero or empty cells. The formula still returns "OK", but I want it to be blank when F14 and H14 are blank. I can't seem to get it.

=IF(SUM(F14-H14)<0,"plus"&(SUM(F14-H14)),IF(SUM(F14-H14)>0,"short-"&(SUM(F14-H14)),IF(F14=H14,"OK",)))

=IF(AND(F14="",H14=""),"",IF(SUM(F14-H14)<0,"plus"&(SUM(F14-H14)),IF(SUM(F14-H14)>0,"short-"&(SUM(F14-H14)),IF(F14=H14,"OK",))))
