FMV with inflation formula

I'm looking for a formula that would give me the FV with inflation assuming the following. Any ideas? FV formula isn't working for me

Base $10k
Interest 8%
Inflation 3%
Over 52.4 years

My current calculation shows ~$48k with the new formula (adjusted 52.4 year to months) its down to ~$12k. Is the ~12k the interest/inflation only?

Value: =FV(8%-3%,52.4(months)/12,0,-10000,0)

Your interest rate compounding period must match your number of payment periods.
If the number of payments is in months e.g. 52.4 months, then you need to do (8%-3%)/12 <- This is the interest rate per month and you can leave the nper as 52.4.

=FV((8%-3%)/12,52.4,0,-10000,0)

If you mean change the compounding period to monthly for 52.4 years, then this.
