If Statement that varies based on criteria

Hi Everyone,

I am currently trying to create an if statement that provides a unique output fee based on my formula. In this scenario, I would like to say that if the value in column A is "Industrial" & has a price of <=10, I would like the fee to be 8%. If the Industrial Price is greater than 10, I would like the fee to be 15%. For "Health" I would like the fee to be 15% and for "Home" I would like the fee to be 12%. I am have some difficult translating this formula to excel. Any help in creating this if statement would be greatly appreciated. Thank You!

=IF(AND(A2="Industrial",B2<=10),8,IF(OR(A2="Industrial",A2="Health"),15,IF(A2="Home",12,"")))
