Average Function with 2 determinants

Hi, Firstly I love this website! It makes my life so much easier and results in me swearing less at the excel help function.

Can someone please help me write a formulae. I need to find the average of a group of figures based on 2 determinants; Find the average of all deals that are in october and in NSW

Eg: Answer is $6,500.

NSW OCT 10,000
VIC MAR 20,000
VIC OCT 5,000
NSW MAR 4,000
VIC OCT 7,000
NSW OCT 3,000

Hi, in this instance I can't use a pivot table as this data will link with other data on one sheet.

Any ideas for a formulae? The formulae below uses the same requirements but sums instead of averages so I just need it to average. I've played with AVERAGEIF(......
AVERAGE(IF(.........
I'm just not getting it!

=SUMIF('Raw Data - Plan No.'!$H:$H,'Prac'!$B$10&'Prac'!D$5,'Raw Data - Plan No.'!$B:$B)

=average(if(range1=condition1,if(range2=condition2,range_to_average)))

...entered with control + shift + enter, not just enter.
