Hyperlink & normal text in same cell

Evening.

In a cell i have the word WITH THESE INSTRUCTIONS
It is underlined & hyperlinked.
Clicking it then opens up my pdf etc.

What im trying to do is also in the same cell have some normal un-hyperlinked text.
Of which would be Option 2

When i try to edit or add the text to the cell it just wants to be part of the hyperlink WITH THESE INSTRUCTIONS
 

Excel Facts

You would need to use 2 cells if you want part of the text to be without a link.

When you add a link to a cell you are adding it to the cell, not the text that is in it.
