IF formulae problems

hi

i have a IF formulae =IF(K25="Monthly",$B$33,B$34) but what i want is that if there is no value in cell k25 then the result will turn up as ""

The newer CONCAT function can reference a range of cells. =CONCATENATE(A1,A2,A3,A4,A5) becomes =CONCAT(A1:A5)
What value wouuld K25 hold if the formula was to return the value from B34?

It tests if K25 is blank, if so returns "" (or nothing) and then moves onto to what to do if K25 isn't blank which is another IF statement. This then works as your original formula checking if K25 equals Monthly and returning B33 if so and B34 if not.
