Was wondering if you can help me efficiently model a complex office lease starting lease rate. What I want to do is create a formula that will pull the correct starting lease rate based on a couple of trigger cells for tenant size (i.e. small, medium, large) and lease start month (i.e. month 1,2,3,4,5,etc). See example below:

month 1 2 3 4 5
Lease rate (small Tenant) $1 $1.1 $1.2 $1.3 $1.4
Lease rate (medium Tenant) $.9 $.95 $1.0 $1.05 $1.1
Lease Rate (Large Tenant) $.8 $.85 $.9 $.95 $1.0

Tenat XYZ:
Trigger Cell - Lease Start Mo: 3
Trigger Cell - Tenant Size: L
Excel Result Cell: $.9
