Average IF - help

Hi! Looking for a formula that will average multiple cells, only if one cell is blank or zero.

Example: If T2 is blank or Zero, Average N2, P2 and R2

I've tried multiple formulas to get the results that I want, but normally receive a too many arguments error.
I'm sure there is a simple step that I am missing.

Excel Facts

Bring active cell back into view
Start at A1 and select to A9999 while writing a formula, you can't see A1 anymore. Press Ctrl+Backspace to bring active cell into view.
