formats through cell references

I have a sheet that looks at the value of a cell via
=sheet1!cell number
If the text in a cell has the line break and says
terms: 'this is bold and underlined
term1 'standard font for the next 3 lines
term2
term3
through that cell reference it pulls the text through but it is all bold and underlined. I only need the top part TERMS to be in bold and underlined.
I am trying a with statement but it only formats the original text and not the text pulled through from the formula
can anyone help me please.

Character formatting can only be applied to text
and is not propagated to a cell containing a
reference to the cell with the formatted text.
