Text Box & Cell References

Good Morning -

I have created a text box in which I would like to put 2 cell references. The Cell References are Strings. I have tried, for example: =b40&char(10)&b41 and I get an error "The Text you entered is not a valid reference or defined name." If I put either cell in the box, it does work..i.e., =b40. Obviously I can create 2 text boxes and link them, but I would rather not have to do that if possible.

Any thoughts would be much appreciated.
